Our Fee Structure
Our monthly fee for fully managed properties is 10-12% of all rents collected. This fee includes coordinating regular maintenance, collecting and disbursing rent, providing monthly and annual statements, making sure a property is in compliance with municipal registration requirements.
Our leasing fee for fully managed properties is equal to 75% of the first month’s rent; if we have a leasing-only agreement, this fee is equal to 100% of one month’s rent. The leasing fee includes marketing, screening potential residents, resident selection, executing the lease and completing the move in. There is no extra fee if a tenant renews a lease after the initial lease term is up.
We do not include surcharges for maintenance on our fully managed properties.
In addition to monthly management fees, we charge a “Turn Fee” for the coordination of getting a new property ready for rent or turning it between tenants. The turn fee we charge is based on the total bill (materials and labor) from the contractor(s) involved in the turn.
We employ a “Landlord” master key system: you purchase from us one lockset and/or deadbolt for each door, and we change the cylinders between each tenant, thus saving you money on changing locks and multiple sets. With our master key system, we can easily control who can access properties and save property owners money between residents.
